Found asbestos in Oxford? Do this before you ring anyone

Oxford has an unusually large rented sector for its size, and that is where most of this turns up. Shared houses across East Oxford, Cowley and Headington were built or modernised in the decades when asbestos cement was standard for garage roofs, outhouse roofs, soffits and rainwater goods. Landlords doing work between tenancies are the ones who find it, usually in a hurry.

There are six firms holding a licence here. The trade association directory most people find lists only the firms that pay for membership, so it shows fewer than this. Neither list is wrong. This one is longer, and it shows you the licence numbers.

6 of the 6 hold a standard licence, and that is the type that covers removal. Every firm on this list holds a standard licence, which is the type that covers removal work.

Two things on the Oxfordshire list worth knowing

  • With only six firms, this is a small pool for a county this size. Expect quotes from firms based in Buckinghamshire, Berkshire, Northamptonshire and Gloucestershire as well. That is normal, their licences are just as valid, and you check them under their own county.

Getting rid of small amounts in Oxford

Oxfordshire County Council takes cement bonded asbestos at three recycling centres: Ardley, Redbridge and Dix Pit. The rules are tighter than most counties, and they are enforced at the gate.

  • Four sheets maximum per visit, and none bigger than 2 metres by 1 metre.
  • Book at least 48 hours before you turn up. Not on the day.
  • Double wrap it in 1000 gauge polythene and tape it securely.
  • No more than two sheets in one bundle, and you have to be able to lift the bundle yourself.
  • Take proof of address, a utility bill or driving licence, and report to the weighbridge office first.
  • Place it in the skip carefully. Throwing it in is how a wrapped sheet becomes loose fibres.

The council can refuse the load if it is not wrapped properly, and refuse you entry without proof of address. Both happen. A single garage roof will be well over four sheets, so for anything beyond a small repair the tip is not a realistic route and a contractor is the answer.

Landlords and shared houses in Oxford

Oxford licenses houses in multiple occupation across the whole city, not in selected wards like some councils. The scheme covers HMOs with three or four tenants, on top of the national rules that already cover five or more. A new five year designation runs from 25 June 2026.

That matters here for one practical reason. Licensing brings inspections, inspections bring works, and works are when asbestos gets disturbed. If you are refurbishing a shared house built before 2000, find out what is in it before the trades start, not after somebody has put a drill through a ceiling.

Check the current position with Oxford City Council before relying on any of this, including ours. Schemes and boundaries change.

The South East is well above the national mesothelioma rate

  • South East: 63.7 deaths per million
  • Great Britain as a whole: 55.9

People are often surprised by that, because the South East is not thought of as heavy industry. The rate is driven by the dockyard towns along the south coast and by decades of construction work.

Construction is the point for Oxford. The HSE says the people most at risk today are those who worked in the building trades while asbestos was still in use, carpenters, plumbers and electricians. Oxford has a very large stock of older housing and institutional buildings that were maintained and refitted throughout the asbestos decades.

What asbestos removal in Oxford is likely to cost

Oxford sits above the national average on labour, closer to the South East than the Midlands. The city itself adds cost in a way few places do: narrow streets, controlled parking almost everywhere, and terraces with no rear vehicle access. Ask how the waste is getting from the back garden to the van before you accept a price.

Asbestos removal in Oxford: questions people ask

Can I take asbestos to the tip in Oxford?

Yes, within strict limits. Cement bonded only, four sheets a visit, none over 2m by 1m, double wrapped in 1000 gauge polythene, booked 48 hours ahead, with proof of address. Ardley, Redbridge or Dix Pit.

Why do I have to book 48 hours ahead?

Because the sites handle asbestos separately from everything else and the slot has to be arranged. Turning up without booking means being turned away.

I am a landlord. Whose job is the asbestos?

Yours, as the person in control of the property. If a contractor creates the waste, disposing of it is normally theirs unless your contract says otherwise. Check what you have signed before you accept the bill.

How many licensed contractors are near me?

6 hold a current licence with an Oxfordshire address. Firms from the surrounding counties work here as well, so your real choice is wider than the table.
